  • Our Building Process

    At SMART Timberframes, we believe that every customer and project is unique so we tailor the building process to fit your specific needs. That being said, there's a number of fundamental steps required to ensure that your project is successful. At every step we work with professionals to ensure that your vision is meet without compromising your budget.

    STEP 1:  Introductory Meeting

    During the introductory meeting, we will get acquainted and discuss your project. Our aim is to learn about your requirements, goals and overall vision for your custom home.

    STEP 2:  Information Gathering

    In order to gain a clearer understanding of your project, we'll schedule a visit to your property to discuss the topography of the land and the positioning of your home. Our experience building on large acreage lots and smaller inner city properties has enabled us to identify key lot features and their impact on the design, building costs and engineering requirements.

    Based on those factors, we'll suggest siting options for your home. Siting your home is a very a important step in ensuring that you capitalize on passive solar benefits.

    STEP 3:  Designing and Costing your home

    There are many ways to approach the design of your custom home. If you already have a set of plans or plan to work off an existing set, we can facilitate the completion of your plans and fulfill the permitting requirements. If you don't have a set plans and are looking to engage a designer and/ or architect, we will suggest design professionals that are best suited to implement your vision. Once you've selected the ideal candidate, we will assist in the design process to ensure that your design and it's key components conform to your construction budget.

    Once the preliminary drawings are approved, we can proceed with a detailed sets of plans that meet the Development Permit requirements. Developing an accurate set of plans is paramount to establishing an accurate budget. Once the plans are complete and the specifications are determined we'll provide you with a detailed construction estimate.

    STEP 4:  Pre-Construction

    The typical turnaround for a development permit can range from 6-12 weeks. This broad range can be attributed to the nature of the development and the uniqueness of the design. While the development permit is under review, we can proceed with site preparation tasks such as; utility disconnects, demolition permitting and temporary power supply. This is also a great opportunity to focus on the selection of the interior and exterior finishes. At the issuance of the Development Permit, the construction drawings will be finalized and submitted for Building Permit Approvals.

    STEP 5:  Construction of your home

    Once the Building Permit is issued, the construction of your home will begin. We believe that building a home is a collaborative effort between the homeowner and builder. In addition to the scheduled walk throughs, we welcome regular visits by the homeowners. Even though the interior and exterior specifications are determined during the design phase, many selections will be finalized during the construction process. These decisions can be handled through email but we promote handling these decision during the scheduled walk throughs.

    STEP 6:  Pre-Occupancy Inspection and Substantial Completion

    Upon completion of construction, we'll schedule a pre-occupancy inspection. This walkthrough is your opportunity to inspect the home to ensure that it meets the quality standards outlined in the work agreement. Items that require attention are noted on a deficiency list and a resolution plan is established. Following the pre-occupancy inspection, a final occupancy inspection is scheduled.
